We have tried to simplify the terms and conditions with the aim of offering flexibility, short notice periods, and the ability to have a short or longer term agreement. There is a refundable deposit equivalent to 2 months rent due at reservation to ensure the unit is left “as found”. Rent is to be paid monthly in advance by direct debit. Please contact us for further information.

If you refer a person or business that takes an office at Uppingham Gate for a period of over 3 months then we will pay you £100 as a thank you present.

We have tried to include as much of the costs as possible in the monthly fee/rent. Aside from this, you will need to make allowance for:
Broadband and telephone charges
Business Rates: Please note that given the size of the units, most units have a rateable value of £6000 or less. There should be no rates payable as long as the occupier applies to the local council for Small Business Rates Relief. Please contact the council for details.
VAT: standard charge of 20% applies to rent. If your business is VAT registered this cost can be reclaimed.
Fees: there is a one off fee for office set up of £100+VAT and a fee payable at the end of the agreement for office restoration and business continuity. Please see terms & conditions for more information.
